Supervisory Responsibility: Facility and Property Managers at Tomahawk Ranch, Sky High Ranch, and Meadow Mountain Ranch; Maintenance Specialist at Meadow Mountain Ranch 

GENERAL PURPOSE: The Director of Properties provides strategic leadership and oversight for the operations, maintenance, improvement, and long-term stewardship of all Girl Scouts of Colorado (GSCO) properties. This role is responsible for property operations, capital planning, risk assessment and management, contractor and vendor oversight, and cross-departmental collaboration to increase Girl Scout and outside user usage. The Director of Properties ensures safety and compliance with regulatory bodies, and considers mission alignment, environmental impacts, accessibility, and financial sustainability when making decisions.  

GSCO maintains a property portfolio of 1600 acres across 4 ranch properties, 3 lodge properties, 1 owned office building, 6 leased office and retail spaces, and 1 DreamLab. Some properties fall under special use permits or agreements with local municipalities, and some properties have sub-leasers. 

ESSENTIAL DUTIES AND RESPONSIBILITIES ***(Employees are held accountable for all duties of this job) 

  • Property Operations and Maintenance 

  • Provide leadership and oversight for safety, daily operations, and maintenance across GSCO properties statewide. 

  • Ensure all facilities, grounds, vehicles, and equipment are serviced and maintained to high standards.  

  • Lead, in partnership with property staff, fire mitigation and building hardening strategies at all properties.  

  • Support usage of property by Girl Scouts, troops, service units, and outside users, implementing strategies to increase usage.  

  • Manage all properties leases, both as tenant and landlord, including negotiations, compliance monitoring, renewal process, and ensuring GSCO meets all legal and financial obligations, with support of Senior Leadership and in compliance with GSCO’s Limits of Authority Policy. 

  • Strategic Planning and Capital Projects 

  • Lead multi-year planning for property sustainability, improvements, and capital investment priorities. 

  • In partnership with key staff members and in alignment with the strategic direction of GSCO, identity, seek proposals, and manage large capital projects including renovations, new construction, and infrastructure upgrades. 

  • Staff Leadership and Development 

  • Hire, supervise, coach, and evaluate property staff. 

  • Provide indirect supervision and support for staff in other departments and volunteers who oversee property in different areas across the state.    

  • Counsel staff on the balance of property and maintenance tasks with required administrative functions.  

  • Foster a collaborative, inclusive, and service-oriented team culture across all properties and with Outdoor Program team members. 

  • Risk Management and Compliance 

  • Ensure properties adhere to relevant regulations and policies, including GSCO policies, American Camp Association (ACA) standards, state and federal regulations, and industry safety standards.  

  • Maintain documentation, inspections, permits, licenses, and safety certifications.  

  • Develop and update risk management procedures for property operations, equipment use, environmental hazards, and emergency response. Ensure property readiness and mitigate impact to business operations. Support active monitoring of weather, outages, and other impacts. 

  • Support incident reporting, near miss tracking, corrective action, and safety training for staff.  

  • Implement recommendations from GSCO insurance providers by coordinating required inspections, addressing identified risks, and ensuring timely completion of corrective action to maintain compliance and reduce liability.  

  • Financial Management 

  • Develop and manage all property budgets including general operations (including maintenance and utilities) and capital expenditures, in alignment with GSCO’s strategic direction and mission alignment. 

  • Forecast cost needs and prioritize expenditures based on safety, mission impact, and asset projection.  

  • Ensure financial responsibility across budgets through regular review, audit, and analysis.   

  • Cross-Functional Collaboration 

  • Partner closely with the Chief Outdoor Program and Property Officer and the Senior Director of Outdoor Programs to ensure properties meet program needs and create exceptional experiences for campers, volunteers, and guests.  

  • Collaborate with Fund Development on strategies for funding property plans; this includes grant management, donor cultivation, corporate volunteer and donor engagement, capital campaigns, and financial stewarding responsibilities.   

  • Work closely with the Outdoor Program and Property Administrator to ensure CheckFront and the GSCO property reservation pages are up-to-date, customer inquiries are responded to in a timely fashion, and property pricing strategies reflect current trends.  

  • Systems and Administration 

  • Maintain accurate property records, safety logs, maintenance schedules, work order systems, and capital plans.  

  • Utilize GSCO digital systems include Microsoft Suite, Zoom, Asana, Checkfront, CampMinder, Formstack, and other tools.  

  • Additional duties as assigned.

JOB QUALIFICATIONS  

Education and/or Formal Training  

  • Four-year degree in facilities management, construction management, engineering, natural resources, business administration, or related field; or equivalent experience. 

Experience 

  • Minimum 7 years of experience in property/facilities management, construction, or related fields.  

  • Minimum 3 years of supervisory experience.  

  • Experience managing capital projects, contractors, and regulatory compliance preferred.  

  • Experience with camp, recreational, or multi-site facility operations strongly preferred.  

Knowledge, Skills, and Abilities 

  • Strong knowledge of: facility operations, including a mix of ranches and office, in rural and urban settings; construction processes; and property management best practices.  

  • Excellent leadership, decision-making, project management, and problem-solving skills.  

  • Ability to manage multiple priorities across geographically dispersed sites.  

  • Strong understanding of safety standards, emergency procedures, and risk management.  

  • Ability to work cross-functionally and build collaborative relationships.  

  • Proficient in Microsoft programs.  

  • Ability to quickly learn and adapt to changing technologies.

Additional Requirements 

  • Must be able to pass a criminal background check acceptable to GSCO standards. 

  • Access to registered transportation with insurance at required state levels to conduct business statewide. 

  • Valid driver's license and driving record acceptable to the Girl Scout insurance company standards. 

MATERIAL AND EQUIPMENT DIRECTLY USED  

  • Computer and related software, telephone, e-mail, fax machines, copiers and equipment commonly found in an office environment.   

 WORKING ENVIRONMENT & PHYSICAL ACTIVITIES  

  • Ability to work non – traditional hours including evenings, weekends, extended overnight periods on site at programs and extended hours during peak program season (May – September).  

  • Ability to be on-call when necessary for site coverage, program implementation, staffing and emergency purposes. This is particularly applicable between May-September, and is done in collaboration with other Outdoor Program and Property leadership.   

  • Regular travel between properties from May-September, and occasionally October-April. 

  • Requires walking over uneven and unpaved terrain.  

  • Prolonged periods of sitting at a desk and working on a computer.
